    While I'm away, I invite travelers from around the globe to experience genuine Thai countryside hospitality at my retreat. It's not just a getaway; it's an opportunity to contribute to sustainable living while finding serenity in nature's embrace.

    1. **Property Details:** My tiny house sanctuary is nestled on an expanded property spanning approximately 2 rai (approximately 3200 square meters), offering ample space to explore and unwind.

    2. **Location and Access:** Situated roughly 13 km from the city center, our retreat offers a peaceful setting with convenient access to amenities. A minimart and local groceries shops are located nearby, with supermarkets such as Tesco or Big C accessible in the city center. Guests can easily reach these amenities by scooter, taxi, or join my mum when she goes to the city.

    3. **Transportation Options:** While exploring the area, guests can utilize the provided scooter for convenient travel. Alternatively, a taxi hotline is available for transportation needs, with fares typically around 5€ per one-way trip. Please note that guests are responsible for covering transportation costs, including gas for the scooter.

    4. **Cultural Exchange and Local Life:** Embrace the local lifestyle by connecting with my family for a glimpse into authentic village life! Join my mum for visits to the night or weekend markets, offering an authentic local experience and opportunities for cultural exchange.

    5. **Property Usage and Responsibilities:** Guests are granted exclusive access to the entire property during their stay. While we don't have hotel staff, my mother, a retired teacher, resides nearby and may visit the property to assist with watering plants and other household tasks. Please be considerate of my mum's time and responsibilities, as she is over 60 years old and may not always be available for immediate assistance.

    6. **Responsible Energy Usage:** While an air conditioning unit is installed on the property primarily for the owner's use during holidays, guests are welcome to utilize it during their stay. However, if guests choose to use the air conditioning, they are kindly asked to contribute to cover the associated electricity costs. We request a contribution of 100 baht for each day the air conditioning is utilized. Otherwise, we provide an electric fan free of charge for your comfort.

    7. **Host Availability:** As a full-time employee in a big biopharmaceutical company in the Netherlands, please understand that I may not be able to respond instantly. However, I'll do my best to assist you as soon as possible. Your patience and understanding are greatly appreciated.

    8. **Consideration and Respect:** Your understanding and cooperation are valued as we strive to create a harmonious environment for all guests. While I offer you a free stay, please understand that this is not about utilizing free labor or expecting 5-star hotel treatment. It's about sharing experiences and cultural exchange. I trust you to respect my property, family, and time. We have a life, full-time jobs, and responsibilities, so please respect our time, property, and resources. Your understanding and cooperation in these matters are greatly appreciated.

    9. **Guidelines for Guests:**

    - **Leave the property clean and tidy:** Guests are expected to clean up after themselves and ensure that all trash is properly disposed of before departure.

    - **Respect the property:** Guests should refrain from damaging or modifying any items in the house or garden without prior permission.

    - **Proper use of facilities:** Guests are responsible for using the outdoor jacuzzi responsibly, including draining water after use, switching off the pump, and covering it when not in use to prevent pests and damage.

    - **Conservation of resources:** Guests should be mindful of electricity usage and refrain from using the air conditioner excessively. Contributions towards additional expenses, such as electricity, should be made as agreed upon.

    - **Respect for local culture:** Guests should respect local customs and practices, including allowing my mother to tend to the property's plants without interference.

    - **Self-sufficiency:** Guests should be self-sufficient during their stay.

    - **Communication:** Guests are encouraged to communicate any concerns or requests with me directly, even though I live abroad.
